40-Year Recertification & Milestone Repairs

Your engineer flagged Phase 2. We do the repairs — inside the county's window.

We price the repairs written in your milestone or Phase 2 report, item by item, against the county's deadline.

Permitting, phasing and a written schedule of which areas come out of service go into the proposal, not into a later change order.

Concrete Restoration

Spalling, exposed rebar, slab edges and columns. On buildings, not driveways.

Spalled concrete removed to sound substrate, reinforcement cleaned and passivated, patching with polymer-modified repair mortar.

Quantities are marked on site and billed at published unit rates, with a stated allowance for hidden conditions.

Structural Repair

Columns, beams, shoring and reinforcement, built to the engineer's specification.

Shoring design coordination, column and beam jacketing, section enlargement and reinforcement replacement.

We build to the engineer of record's specification and document each repair for their sign-off.

Parking Garage Repair

Deck leaks, spalling ceilings and traffic coating — with spaces and days in writing.

Elevated deck repairs, joint and crack treatment, and traffic coating systems phased around resident parking.

The proposal states how many spaces come out of service, for how many days, in which phase.

Building Envelope Restoration

Facades, balconies, sealants and expansion joints scoped as one envelope.

Facade repair, balcony slab edges, waterproofing, sealant replacement and expansion joints handled as a single system.

Swing stage access, resident notice and noise hours are written into the occupied-building plan before mobilization.

SB-4D milestone inspection at 30 years — 25 within three miles of the coast. SIRS reserve studies are due December 31, 2026. Repairs booked late are repairs booked at someone else's schedule.
