    Unit rates, allowances for hidden conditions, phase schedule and what comes out of service. Board-ready as written.

    Weekly photo report

    One named contact, photos captioned by scope, and a status you can forward to the board unedited.

What you are going to ask

The questions boards ask us, answered in the words they use.

“Your proposal came in higher than the others.”

Usually it is not higher — it is longer. Put the three side by side on waterproofing, supervision, hidden-condition allowance and unit rates. We publish how to do that, and we will do it with you line by line.

“We already work with another restoration company.”

Then keep them for what they do well. Send us the report anyway — a second line-item read costs you nothing and gives the board a defensible comparison for the minutes.

“Do you send progress reports to the board?”

Every week, in a format you can forward without editing: photos captioned by technical scope, quantities completed, and what is scheduled for the following week.

“Send me the certificate of insurance and your safety plan.”

Both, same day. The COI with the association as additional insured, and the written occupied-building plan: noise hours, balcony notice, pedestrian routing and who residents call.

Our office is in Boca Raton. Crews work the buildings between the Intracoastal and the ocean, plus the inland condominium corridors in all three counties. The three-mile coastal band matters here: milestone inspection is due at 25 years instead of 30.

What kinds of buildings and properties do you work on?
Occupied condominium towers, commercial plazas, offices, mixed-use buildings and parking structures in Miami-Dade, Broward and Palm Beach. We do not take residential work — no driveways, no patios, no single-family homes.
How does the inspection work, and how do I get a proposal?
Send your engineer's report first. We read it, then walk the property with you — about 45 minutes. You get a line-item proposal with unit rates within 24 hours of the walkthrough, priced against the scope in the report, not against a guess.
Are you licensed, insured, and experienced in structural restoration?

How long does a restoration project usually take?
It depends on the scope, but we commit to a phase schedule in writing before mobilization: number of phases, calendar days per phase, and which areas come out of service during each one. You get a weekly photo report against that schedule.
Can you work an occupied condominium without interrupting building operations?
That is the only kind of work we do. Noise hours, balcony access notice, pedestrian routing under the swing stage, garage phasing and a named contact residents call — all written into the plan before we start.
